Types Of Loans We Offer

Hard Money Loan

A Hard Money Loan (is an asset-based loan, which means the financing is based on the Loan to Value (LTV) of the Asset. Unlike the Fix and Flip loan, it doesn’t go through full underwriting and there’s no minimum FICO requirement for the borrower, as it doesn’t have many guidelines and criteria.

DSCR Loan for Self-Employed Borrower

Our DSCR Mortgage Loans for self-employed and W2 Borrowers are perfect for those who cannot purchase an investment property through traditional lending solutions.

Fix and Flip Loan

Fix and Flip loan programs are tailored to provide real estate investors with quick access to funding. Like all our direct private money lending programs we ensure a hassle free and reliable loan process.

Bridge Loan

Our bridge loans provide funds to real estate investors with shorter investment horizons and exit strategies. A bridge loan is defined as a short-term (12-24 months) real estate loan that closes faster than term loans or conventional loans. It’s great for Real Estate Investors because not only does it close quickly, but the guidelines are more lax, therefore there is less underwriting and documentation needed.

Cash Out Refinance Loan

A Cash Out Refinance with a no documentation mortgage loan is where the borrower can take cash-out of their property from having equity and utilize their funds as they would like.

Typically these private money loan programs are NO-DOC loans and require no income verification when applying.

Rental Loan

Our rental portfolio loans allow you to access long-term financing at a fixed rate. You can use our loans to unlock your existing equity, consolidate other debt or purchase new rental properties. Our loan products are flexible to meet the needs of different rental property investors.

Our single asset and blanket rental loans provide liquidity & long-term peace of mind to owners of stabilized rental properties.

Soft Money Loan

A soft money loan requires more underwriting than a hard money loan, allowing it to have lower rates and greater security. It is based on both the borrower’s credit score and the property’s LTV, and is usually a term loan rather than a bridge loan.

In the context of lending, the term ‘soft money’ implies that this type of loan falls somewhere between a hard money loan and a traditional mortgage.

NO-DOC Loan

A NO-DOC mortgage loan is a type of asset based loan program that does not require income verification or tax returns from the borrower. Instead, this type of private money loan is approved on the confirmation to the lender that the prospective borrower can afford the loan payments.

No-Income Verification Loan Summary

A stated income loan or no income verification loan, is one of the leading private money loan programs available to real estate investors, allowing the borrower to secure funding without needing to qualify on their debt-to-income ratio.

Unlike conventional mortgages, a stated income loan is easier to be approved versus a traditional loan, and is a way for self employed borrowers who would not qualify for a traditional financing to achieve their investment dreams.

Commercial Loan

Commercial Private Money Loans are the perfect solution for real estate investors looking to purchase a commercial investment property such as; office buildings, retail property, mixed use, industrial, warehouse, and multifamily housing including apartment complexes.
